Inspection and Testing

We offer a testing and inspection service for homes and businesses across Sutton and Croydon. We carry out all types of electrical safety testing for homeowners, landlords, letting agents throughout Sutton, Croydon and surrounding areas. All instructions are tested to meet BS 7671 requirements for electrical installations (IEE Wiring Regulations 17th Edition).

Testing Services:

  1. A visual inspection with some basic tests for £75 plus VAT. This can be useful if you are purchasing a house want to get an idea of how safe the electrical installation is.
  2. Electrical Installation Condition Report (this is sometimes known as a periodic inspection report or a landlords certificate). EICR’s are priced depending on how many circuits you need testing, minimum charge is £180 plus vat. This is a more formal 7 page report than the visual inspection with the testing being much more in depth.
  3. PAT – portable appliance testing. This is testing electrical appliances and items to confirm they are safe for ongoing use. We can do this in your home, a property you rent to others or for your business. It costs £65 plus vat for the first 10 items and then £3.50 plus vat per additional item.

FAQ

They are actually all the same thing. The correct term is an Electrical Installation Condition Report. The best way to describe them is like an MOT on your electrics. A check to make sure everything is safe for ongoing use.

It is recommended that you have your electrics tested in your own home at least every 10 years. A rental property is recommended at least every 5 year or at the start a new tenancy. Business premises are at least every 5 years with certain categories of business more often.

Homeowners: It is not a statutory requirement to get your electrics tested but there is a recommendation to get it done every 10 years. Landlords: The Landlords and Tenant Act 1985 requires that rental properties electrical installations are in good order to protect the tenant from shock or fire. An electrical installation condition report measures the installation against BS7671 and highlights any deficiencies and how urgent they are. Business Owners: The Electricity at Work Regulations 1989, the Health and Safety Act 1974, The Landlord and Tenant act 1985 and the 17th Edition regulations dictate that every business has a legal obligation to carry out regular periodic inspections of their electrical installations.

It will identify if the electrical installation is safe for ongoing use. It will do the following:

  • Reveal whether any of your electrical circuits or equipment are overloaded
  • Find any shock risks and fire hazards in your electrical installation
  • Identify any defective DIY work
  • Highlight any lack of earthing or bonding
  • Identify any circuits that need R.C.D protection

A periodic testing report of 7 pages, which will grade the installation as either satisfactory or unsatisfactory for ongoing use. If the report is unsatisfactory it means remedial work is recommended to make the installation safe to use. The observations section of the report details any items that don’t comply with BS7671 and they are coded as below to help you understand how urgent the remedial work is. Code 1: Danger Present (Risk of injury immediate action required) Code 2: Potentially Dangerous (Urgent action required) Code 3: Improvement recommended FI: further investigation required In the event that the installation requires remedial work we can provide costings for this work.
